Job Summary: The role of the Industrial HVAC Maintenance Technician involves installation, maintenance, troubleshooting, and repair of industrial refrigeration and HVAC systems using ammonia as the primary refrigerant. The technician will ensure system reliability, safety compliance, and efficient operation in accordance with regulatory standards. The Industrial HVAC Maintenance Technician is also responsible for the operation and maintenance of all building equipment. The Mobile Maintenance Technician is to assist the Property Managers/Facility Manager in maintaining the physical integrity of the property(s). This involves ensuring a safe, secure, and comfortable working environment for tenants, visitors and staff. The Industrial HVAC Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Property Managers/Facility Manager. In the absence of the Property Managers/Facility Manager, the Industrial HVAC Maintenance Technician will assume all maintenance responsibilities.
What You’ll do:
Maintenance & Repair
- Perform preventive and corrective maintenance on ammonia refrigeration equipment, compressors, evaporators, condensers, and piping systems as prescribed by manufacturer’s recommendations and specifications.
- Troubleshoot system malfunctions and execute timely repairs.
- Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
- Responsible for the maintenance and operation of all building equipment to ensure the operation of equipment is within design capabilities and to achieve proper environmental conditions prescribed by the building management.
- Operation, maintenance and repair of all boilers, heaters, pumps, valves and lines used in the distribution of hot and chilled water.
- Operation, maintenance and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature.
- Operate and navigate the Facilities Maintenance service request application on a smart phone device and computer desktop. Utilize the Facilities Maintenance application for real time tracking of life safety, tenant service requests, preventative maintenance, and routine maintenance.
- Responsible for all housekeeping functions and maintaining the professional appearances of the entire property, equipment, engineering spaces common areas and tenant spaces (if applicable).
- Responsible for maintaining the building lighting system, including element and ballast repairs or replacements.
- Other duties include moving furniture, fixtures and office partitions, repairing locks, doors, hinges, furniture and other miscellaneous items. The repair and painting of all types of surfaces, indoors and out. The monthly inspection of fire extinguishers and associated life, health & safety equipment. The performance of roof maintenance and minor roof repairs. Various building maintenance duties as assigned by property management.
Safety Compliance:
- Follow all safety protocols related to ammonia handling, leak detection, and emergency response.
- Ensure compliance with OSHA, EPA, IIAR, and local safety regulations.
System Monitoring:
- Monitor system performance, record operational data, and make necessary adjustments for efficiency.
Team Support:
- Assist in training and mentoring junior technicians.
- Collaborate with engineers and facility management for system optimization.
What You’ll Need:
- High school diploma or equivalent (technical certification preferred).
- 3+ years of experience working with ammonia refrigeration systems (industrial or large-scale HVAC).
- Strong understanding of ammonia refrigeration principles and system components.
- Certification in Ammonia Refrigeration (RETAs CIRO or CARO preferred).
- EPA Section 608 Certification.
- Knowledge of IIAR guidelines and PSM (Process Safety Management).
- Ability to read and interpret technical diagrams and schematics.
- Strong troubleshooting and problem-solving skills.
- Valid Florida Driver’s License and auto insurance required
Physical Demands:
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift up to 50 pounds at times.
